How can I reduce loft conversion costs?

"I want a large Dormer conversion possibly creating two bedrooms with en-suite, a substantial home office with adjoining guest room, or simply a large master bedroom, but my budget will only stretch to a Velux conversion creating a small single bedroom. What can I do? What are my options? "

Loft Options offers two costing options that will enable you to get what you want without the usual higher costs associated with more advanced technical projects.

Loft Option 1

"Shell Build or Part Build"

Some of the most expensive parts of any conversion can be accredited to the internal finishings ( Plumbing, Electrical, Plastering, and final fix of Carpentry i.e. doors and skirting boards, etc).

With this option we offer you the possibility of completing this work yourself, either by you with technical assistance from Luxus, or maybe a qualified tradesmen you know that could help. This option can dramatically reduce the cost of a full conversion by up to 40%. This would take a typical Dormer conversion cost down below the costs of a small Velux conversion. Please note that with this option we will take care of all the necessary structural works, all external works, insulations and the staircase installation too.

Loft Option 2

"Deferred Completion"

With Option 2 we separate the costs for the finalising of the project, the main difference here is instead of you completing the work yourself or sourcing tradesmen to complete it for you, we will complete the finalising for you.

This work can be completed within a time frame of up to five years. If your budget is restricted at present but you feel that you would have the funds within the next few months (or even years) but would like to get the project going now, this option may be for you. We will complete all of the first stages without breaking through into the existing property so there will be no disturbance to your living space. Yyou can be assured that all the essential structural works and time consuming external works are completed at this stage.
